Long before I was a broker, I was a 22-year-old E-4 in the Navy who used my VA loan to buy my first duplex in San Diego. I thought I was getting a head start on wealth-building. What I got was a crash course in everything that can go wrong — evicting non-paying tenants, rat and bee infestations, a skunk under the unit, and neighbor disputes serious enough to involve restraining orders.

I didn't walk away. I learned, adapted, and kept going — next with FHA financing, then conventional loans, and later multiple DSCR purchases in other states as my investing grew. That progression shaped how I advise buyers today: I've sat on every side of the table as a service member, landlord, homeowner, and active investor.
